Austin’s population grows 51% in households from 2014-2024 census data

I Austin, Texasthe region has seen its population grow rapidly over the past decade, with new data showing it has added households at nearly four times the pace of the nation as a whole.

Data from the National Association of Realtors showed that the metropolitan area that includes Austin, Round Rock and San Marcos saw the number of homes grow by nearly 51% from 2014 to 2024.

The Austin region gained 357,000 homes from 2014 to 2024, bringing the number of homes in the region from 703,976 to 1,061,155 during that time. During that same period, the number of households in the US as a whole grew by an average of 13%.

The NAR analysis found that home growth in the Austin metro area it was run for young and old groups.

The data showed that the share of families in Austin, Round Rock and San Marcos led by those under 25 grew from 5.1% to 5.9% from 2014 to 2024. For those aged between 25 and 34, this figure rose from 21.1% to 21.7%.

“Households headed by people in their 20s and 30s grew significantly,” wrote NAR senior economist and director of real estate research Nadia Evangelou. “Those are the prime years of home building. That’s when people move in looking for jobs, start families, and enter the housing market for the first time.”

He said growth in those age groups could create demand rental houses and startupskeeping entry-level housing more sought-after and competitive, while ultimately increasing demand for transportation properties.

The youngest group of under-25s in particular has been instrumental in driving the influx of new residential properties, which has helped lower rental prices in the area.

Adult groups they also saw their share of Austin’s household mix increase, with the share of those headed by people ages 65 to 74 increasing from 9.5% to 10.7% from 2014 to 2025, while those over 75 increased from 5.6% to 7% over that period.

“The number of households headed by those 65 and older has grown significantly over the past decade, and their share of households has increased,” Evangelou said. “That tells us that Austin is not only attracting young workers, it’s retaining residents as they grow.”

“That kind of growth creates continued demand different types of houses: single-story homes, low-maintenance buildings, and communities that allow people to age in place,” he explained.

With the growth of younger and older families, some age groups have declined slightly. The share of households headed by those aged between 35 and 44 was little changed, falling slightly from 22.9% to 22.7%. Those between the ages of 45 and 54 dropped from 19.2% to 17.7%, while those aged 55 to 64 dropped from 16.6% to 14.2%.

The growth seen in Austin, Round Rock and San Marcos across various age groups has helped keep demand strong in various categories of housing that cater to the needs of different age groups.

“When one age group drives the market, the demand tends to be concentrated in one sector, the demand tends to be concentrated in one sector. But when young people, families and elderly families are all growing up at that time, the demand for housing becomes stronger in all price ranges and types of housing,” explained Evangelou.

“Here’s why: First homes are always in demand. Relocation homes are always competitive. Downsizing options are very important,” he added.
